Aveton Gifford

Aveton Gifford lies in the South Hams area of South Devon, situated about 3 miles inland from the coast at the head of the tidal Avon estuary, in an Area of Outstanding Natural Beauty. The area is popular for walkers enjoying the 14 miles of parish footpaths through unspoilt countryside and the tidal estuary, and also attracts bird watchers, photographers and artists. Kayakers and SUP enthusiasts enjoy the river, and the nearest beaches at Bantham and Bigbury are at the mouth of the river, both well known for surfing and water sports.

 

Apple Tree Cottage is a wonderful cottage set back from Aveton Gifford Fore Street and benefits from 2 bedrooms, front and rear gardens and a large storage shed. The property was a holiday rental and is therefore in superb condition throughout and is available for a long term rental from November.

Entering through the front door brings you into a cosy reception room with woodburning stove and built in bookshelves as well as space under the stairs for storage. A small step up takes you to the kitchen which is clean, modern and has plenty of wall and floor units. The kitchen benefits from an integrated dishwasher, electric oven and grill with electric hob and a Belfast sink. The floor is tiled but the electric underfloor heating keeps the room warm in the winter and the chill off your toes.

There is room within the kitchen for a separate dining area with room for a table and chairs and another small step up takes you to the back door with access to a small courtyard with outside tap and an outhouse that now houses a washer dryer.

First Floor

Upstairs there is a good sized double bedroom with built in wardrobe and cupboard and lovely views across to the park.

The second bedroom is a generous single bedroom with views to the garden.

The family bathroom is a modern white suite with WC, basin and bath with electric shower over.

Outside

The front garden is mainly laid to lawn with pathway around.

Steps to the side of the property lead to a raised patio area with views across to the river. This is a secluded sun trap, perfect for an evening BBQ or G&T.
